Independent guest house sorrounded by olive's trees and oleanders in the park of a villa overlooking the lake and the historical centre. Beautiful view, sunny and quiet, ideal for relaxing holidays, as well as for a base close Rome. The cottage is an open space room of 30 sq.meters, at the ground floor. It is all equipped with a very comfortable sofa king size bed, a large kitchen area and a bathroom with shower cabin.
Inside the villa 3 additional bedrooms are available with independent entrance from the garden, just in front of the cottage: one double bedroom, one twin bedroom, the mansard with two single beds and a private bathroom with shower cabin. Both cottage and bedrooms look at the garden and are equipped with heating and air conditioner. B&B service is available on request for the guests inside the villa. The owners live in the main property and the lady is very expert in home made italian food, like pizza, pasta, kakes, that likes to offer to their guests. The breakfast is served in different areas of the garden, depending on the season.

Sports and activity
Fishing, sailing, windsurfing, canoe, swimming, cycling, walking, golf, horseback riding, tennis, beach volley, minigolf, mini-soccer. It is also possible, in the nearby, to rent horses for excursions to the many huge public forest's reverves, like the wood of Manziana, the natural reserve of Canale Monterano, the parks of Oriolo and Sutri (with its roman amphiteatro), just to name but a few, and stop for a pick nick or enjoy meals by the small rural historical villages. Of remarkable importance are the Etruscan art by Cerverteri (14 km), Tarquinia (55 km), Barbarano Romano, Veio, visit the jewel of Renaissance's building by Caprarola, each of one reachable by car, motorcycle, public transports, as well as the nearest sea (by Cerveteri and Santa Severa with the famous castle), 17 Km far from Bracciano.

Final cleaning for cottage, villa and loft: 60 euro.
Independent heating and air conditioning: depending upon consumption: 0,25 euro/KW (cottage and loft).
Options
Transfer by private car to/from Leonardo da Vinci of Fiumicino airport (70 euro), to Ciampino airport (80 euro).
Private guide in English, French, German and Spanish language for visiting Rome and the other wellknown sites in the nearby. The visits must be reserved when you check in.
Payment Conditions
Payment: a 30% NOT REFUNDABLE account of is required on booking by bank transger. Balance in cash at the arrival.
A deposit of 200 euro in cash, refundable at the check out, is required to cover possible damages.
